Why is Cost Segregation Valuable?
When it comes to federal income taxes, it is not unusual for all components of commercial real estate to be classified as being subject to 39-year or 27.5-year depreciable life. But under U.S. tax laws and I.R.S. accounting rules, there are actually some components of commercial property that can be reclassified with shorter recovery periods. The reason for why this happens is simple: many building owners and accounting professionals are unaware of the importance or magnitude of these benefits. Or in other cases, contractor records regarding the building may be unclear, or prior records for the building may not be available to new building owners.

With these allowances in current tax laws and rules, expenses related to these components can be depreciated over 5, 7, or 15 years with use of accelerated methods. With the shorter depreciable life, building owners' tax liability is reduced and their immediate cash-flow is increased.
